Community housing projects - building communities as a building block for future urban development
The state capital of Mainz is growing – with the positive growth momentum of recent years, demand for housing has also risen sharply. This is most evident in the area of rental housing construction. Mainz is among the ten most expensive cities in Germany in terms of rent.
The current challenge is therefore to provide high-quality, affordable housing.
For this reason, the state capital of Mainz will be undertaking extensive planning processes in the coming years. The two urban development framework plans for the Heiligkreuz site and the Peter Jordan School have now been approved by the city council – the urban development competition for the Heiligkreuz site was decided at the end of June 2015.
To support the technical discussions on the planning projects, a separate discussion series entitled "Forum Neue Wohnquartiere" (Forum on New Residential Quarters) has been set up to address current planning aspects of new residential construction.
The "New Residential Quarters" forum focuses on various topics related to forms of communal living and the mixing of residential quarters.
In Mainz, too, there is high demand for different types and sizes of housing. There is now a spatial, city-wide overview of where residential areas and buildings can be developed.
In this context, it is important for the city and the political decision-making processes to consider what types of housing, what density, and what concept of neighborhood life should be used to develop these areas.
The forum consists of a triad of discussion events:
- The first forum took place on May 6, 2015,
with the theme: Community housing projects – building communities as a building block for future urban development
- The second event took place on July 14, 2015, with
the theme: Strategies for implementing mixed residential neighborhoods / promotion and financing models
- The third forum is planned for November 4, 2015.

Review of the 1st Forum on May 06, 2015
The first forum looked at communal neighborhoods as a building block for future urban development. The mayor of Tübingen responsible for construction used the city's activities and special tendering procedures to show how mixed neighborhoods can be created.
Review 2nd Forum July 14, 2015
The second forum focused in particular on strategies for implementing mixed neighborhoods, as well as on promoting them and financing models.
