Study confirms Mainz as one of the strongest economic locations in Germany

The state capital Mainz classifies the results of the current IW regional ranking and points to the city's continued exceptionally strong economic position. In the nationwide level ranking, the city continues to be among the top group of Germany's strongest economic regions.

The developments of recent years also highlight the exceptionally positive transformation of Mainz as a business location: In the IW Regional Ranking published in 2022, Mainz was still ranked 153rd. Following the international success of Mainz’s biotechnology sector centered around BioNTech, the city made a historic rise to 2nd place in the 2024 IW Ranking. Mainz now ranks 14th out of 400 regions, securing a top position for the second time in the history of the IW ranking.

The current 2026 results now show an expected normalization following the extraordinary record years. The dynamics ranking specifically measures the rate of change over the past few years. After a historically unprecedented growth spurt, further leaps of the same magnitude are, mathematically speaking, impossible to repeat. For companies, therefore, the economic performance of the region remains decisive—and in this regard, Mainz continues to rank among Germany’s strongest regions.

Mainz is an internationally visible location for innovation, science and business

Mayor Nino Haase comments:
“The past few years have impressively demonstrated the innovative and growth potential that Mainz possesses. Following an extraordinary period of rapid growth, a return to normal dynamics is not a sign of weakness, but rather an indication of the very high economic level we have now achieved. It’s comparable to driving a car: acceleration naturally slows down, but the speed remains high. Mainz has now reached a high level and is an internationally visible hub for innovation and business. And we work hard every day to ensure that it stays that way.”

Manuela Matz, Head of the Economic Affairs Department, also emphasizes the location’s sustainable strength:
“Mainz is a strong economic hub with great potential: Our structural advantages include an excellent scientific landscape, a robust labor market, and a highly innovative life sciences ecosystem. At the same time, we are consistently investing in new commercial and research spaces so that Mainz can continue to grow in the future. With external support, we are currently identifying other future-oriented industries—in addition to biotechnology—where we intend to focus our efforts in the coming years.”

Strong labor market, growing tourism and high innovative strength strengthen the location

The labor market in Mainz remains robust. The number of employees subject to social insurance contributions remains high. Despite the weaker national economy, demand for skilled workers remains high, particularly in the fields of science, healthcare, IT, and services. Mainz thus continues to assert itself as a stable and resilient business location.

Tourism is also continuing to develop exceptionally well and is making a noticeable contribution to the city’s economic growth. For the third consecutive year, Mainz has set a new record for visitor arrivals and overnight stays. In 2025, approximately 1.19 million overnight stays were recorded. At the same time, the number of arriving guests (+2.8 percent compared to the previous year) and overnight stays (+2.6 percent) increased. Mainz is thus once again growing significantly faster than the national and state trends. The hotel industry, restaurants, retail, the cultural and events sectors, as well as numerous service companies throughout the city, are benefiting from this positive development. Mainz thus underscores its high appeal as a destination for business, conferences, and city breaks.

Mainz consistently invests in future industries and new growth areas

The city remains committed to providing the life sciences and biotechnology sectors with additional space for growth in the short, medium, and long term. This includes, in particular, the Life Science Campus, the redevelopment of the GFZ barracks, and potential expansion sites west of the campus.

At the same time, companies and research institutions are investing heavily in modern infrastructure at the site. The LAB 1 laboratory building, with approximately 3,100 square meters of space, has already been completed. Currently under construction are, among others, LAB 2 (9,300 square meters), the new TRON laboratory building (10,800 square meters), and HI-TRON (4,400 square meters). Further projects, such as “Plus Ultra Mainz” with approximately 19,000 square meters and LAB 3 with about 5,000 square meters, are in the planning stages.

BioNTech is also continuing to invest strategically in the Mainz location—including the K2 research building and a state-of-the-art production facility for mRNA cancer immunotherapies.

The innovation hub is receiving additional momentum through Futury’s designation as a nationwide startup factory. This will further develop the Rhine-Main region as an internationally visible hub for innovation and startups.

At the same time, Johannes Gutenberg University Mainz is strengthening its technology transfer efforts through the expansion of Gutenberg Innovate. Mainz, in particular, benefits from this as a leading life sciences hub with offerings such as the Life Science Center Mainz and its LiSci incubator program.

The recently established partnership between Mainz and Heidelberg also represents another important step toward more closely networking research, startups, capital, and infrastructure at the regional level and thereby fostering sustainable growth at both locations.

Background to the current city rankings

Since 2016, the IW Regional Ranking has compared all 400 districts and independent cities in Germany based on economic structure, the labor market, and quality of life. While the Level Ranking identifies the regions currently performing the strongest, the Dynamics Ranking measures economic development over the past few years. Mainz remains one of Germany’s most productive and innovative business locations.

Other independent location analyses also confirm the state capital’s high competitiveness. In the city ranking conducted by IW Consult on behalf of WirtschaftsWoche and in collaboration with ImmoScout24, Mainz was repeatedly named “Germany’s most dynamic city” in a comparison of German major cities and consistently achieved the top spot. In terms of overall performance, Mainz also regularly ranks among the top tier of German major cities. The results underscore the location’s exceptional development and high structural strength in a nationwide comparison.
