Topping-out ceremony for Marina B: LBBW Immobilien sets another milestone in the customs port
LBBW Immobilien has celebrated the topping-out ceremony for the Marina B office project in Mainz's Zollhafen. In the presence of the Lord Mayor of Mainz, Nino Haase, as well as representatives of the client LBBW Immobilien, the construction company Nesseler Bau and numerous other project participants, the completion of the shell construction work marked an important milestone. The building is scheduled for completion in early 2027.
Marina B is being developed on the waterfront in Mainz’s Zollhafen, one of the most dynamic new urban districts in the capital of Rhineland-Palatinate. Once an industrial port area, this location has evolved in recent years into a vibrant neighborhood that seamlessly integrates living, working, and leisure.
Together with the neighboring LBBW real estate projects Rivage and Marina A, Marina B is playing a key role in shaping the future of the district. While the other two projects create high-quality residential space directly on the Rhine, Marina B complements the ensemble with modern workspaces, thereby completing the balanced interplay of different uses in the Zollhafen.
"For Mainz, the Zollhafen represents far more than just a new neighborhood. It stands for the courage to embrace change and the ability to connect tradition with the future, as in this case with the Marina B office complex. Like the rest of the Zollhafen, it demonstrates how we as a city can grow without losing our roots. And that is precisely why the Zollhafen today is not just a place on the Rhine—it is a true flagship for modern Mainz," says the Mayor of Mainz, Nino Haase.
"As LBBW Immobilien, we have been supporting the development of Mainz’s Zollhafen for many years with great conviction and have the privilege of actively and successfully helping to shape this special place through a total of five projects," adds Marco Knopp, Spokesman for the Management Board of LBBW Immobilien. "Marina B plays a central role in this: It stands for modern working right on the water, with an open design and consistently sustainable and future-proof planning."
A large portion of the space has already been leased on a long-term basis: The internationally active auditing and consulting firm KPMG will occupy approximately 90 percent of the office space upon completion. “Smaller locations are a conscious strategic decision for us—they foster proximity, flexibility, and a strong sense of community. With a modern, inspiring work environment, we create space for growth, collaboration, and transformation. Thanks to energy-efficient construction and sustainable concepts, we are shaping a responsible and forward-looking work environment—for our team and for the environment," adds Ralf J. Baukloh, Regional Managing Partner for Central Germany at KPMG.
Special attention is being paid to sustainable construction: Marina B is aiming for DGNB Gold certification. The use of geothermal energy and photovoltaics helps reduce energy consumption and ensure long-term efficient building operations.
"A building is not just made of bricks and beams, but of hard work and team spirit. In record time, we have not only built here, but also successfully brought all stakeholders together. The harbor setting reminds us that large projects often succeed smoothly when the necessary calm and a clear course are in place," concludes Karl Arnolds, Chairman of the Management Board of Nesseler Bau GmbH.
Marina B and the Rivage and Marina A projects are among the five construction projects undertaken by LBBW Immobilien in Mainz’s Zollhafen. The Dock1Mainz project, completed in 2018, and the Rheinkontor office building, completed in 2020, have already been realized.
